Terms

A good holiday starts with clear agreements. These terms explain what you can expect from the owner and from us, and what we ask from you as a guest. We keep the language practical so you know where you stand before you book.

Booking

A stay is final after availability, price, payment step and any owner confirmation have been completed.

Payment

The booking page or confirmation shows what is included, what is paid now and what may still be due later or locally.

Cancellation

Free cancellation is possible up to 3 months before arrival, unless a home-specific agreement says otherwise.

Care

Use the home as if it belonged to someone you know: neatly, safely and with respect for the house rules.

Who is involved

Slovenia Stays helps guests find and reserve holiday homes in Slovenia. The accommodation is provided by the owner or lessor of the relevant home.

We help with the booking route, communication and payment flow where available. Home-specific details, such as exact facilities, check-in instructions, deposits and local charges, are shown on the home page, during booking or in the confirmation.

Reservation and confirmation

A request or started payment does not automatically mean the stay is final. A reservation is confirmed once availability, price, guest details and the required payment step have been accepted, and when any required owner confirmation is complete.

If a calendar, price or home detail turns out to be incorrect before confirmation, we will contact you with the best available solution. You can then choose whether you want to continue with the corrected offer.

Price, payment and deposit

The booking overview shows the rental price and known mandatory costs as clearly as possible. Tourist tax, deposit, cleaning costs, pet fees or other local costs may be shown separately when they depend on the home, group or local rules.

If a deposit applies, it is meant for damage, missing items, extra cleaning or other costs caused during the stay. The remaining amount is refunded after check-out once the home has been checked, usually through the same payment route or another agreed method.

Cancellation by the guest

  • Cancel preferably by email, so the date and request are clear.
  • Up to 3 months before arrival: no cancellation fee.
  • From 3 months to 1 month before arrival: 50% of the total rental price.
  • From 1 month before arrival or in case of no-show: 100% of the total rental price.
  • If the same period can reasonably be rented out again, the cancellation fee is reduced proportionally. A fixed administration amount of EUR 25 and necessary cancellation costs may be deducted.

Use of the home

The guest uses the accommodation carefully and only for normal holiday use by the booked group. The home may not be transferred, sublet or used for parties, events or commercial activity without written permission.

Guests follow the house rules, local quiet hours, parking instructions, waste rules and safety instructions for items such as fireplaces, hot tubs, swimming pools, saunas or mountain access.

Owner obligations

The owner makes the accommodation available on time, clean, safe and in good condition, with the inventory and facilities that were agreed for the stay.

The owner provides practical arrival instructions and makes reasonable effort to solve defects or disruptions reported during the stay. Normal maintenance and necessary repairs are for the owner, unless costs were caused by the guest or group.

Damage, defects and extra costs

Please report damage, defects or missing items as soon as possible. Quick reporting often makes the solution simpler for everyone.

The guest is responsible for damage, loss, extra cleaning, late departure or costs caused by the guest, fellow travellers, visitors or pets, unless the cause cannot reasonably be attributed to them or is covered by an applicable insurance.

Changes, force majeure and local circumstances

Sometimes travel is affected by circumstances outside the control of the guest, owner or Slovenia Stays, such as severe weather, government measures, road closures, power outages, illness outbreaks or other force majeure situations.

In those cases we look for a reasonable practical solution, but payments are not automatically refunded unless the cancellation conditions, applicable law or a separate agreement require this.

Privacy, cookies and communication

We use the details you provide, such as your name, email address, travel dates, group composition, booking information and messages, to answer questions and arrange the requested stay. We only share details with the owner, payment provider or service partners when that is needed for the booking, payment, safety, administration or legal obligations.

The website may use necessary cookies for basic functions and security, and optional cookies or embedded content from other websites only where they support the visitor experience or website insight. If you send comments, reviews, forms or images, please only share information that is relevant to the request and avoid uploading images with hidden location data.

Booking and contact details are kept as long as reasonably needed for the stay, administration, support, legal obligations and fraud or security checks. You can ask which personal data we hold about you, request a correction or deletion where possible, or contact us with a privacy question through the usual contact address.

Complaints and questions

If something is not right during the stay, contact the owner or Slovenia Stays as soon as possible, preferably while the issue can still be solved locally.

These terms are meant to support clear agreements. If a home-specific condition or written booking confirmation is more specific, that specific agreement applies to that part of the stay.
